Turn-around time is closely monitored, with a specific program designed to expedite both the initial inspection and the finished product. We will deliver on our commitment to you!

In addition to traditional appraisals, we offer market data summaries and consultation letters. If you have new construction, we can assist with not only appraisals, but with construction inspections throughout the building process.

Methods for Computing Market Value:

  1. Cost Approach (Land Value + Building Cost - Depreciation)
  2. Income Approach (Net Rental Income ÷ Capitalization Rate)
  3. Improved Sales Comparison: (Based on sale of similar properties)

Steps in the Commercial Appraisal Process:

  1. Preliminary Research: One of our expert appraisers will set appointment to see your property. Then our staff begins a Public Record Search. This includes researching Deeds, Tax Records, and Easements as they may relate to your property.
  2. Property Inspection: We visit your property and inspect the site and building improvements. We perform this in two phases: External inspection and Internal inspection of your property.
  3. Neighborhood Survey: The Property Inspection is followed by a Neighborhood Survey in which we perform a Comparable Data Search and assess how your property compares with the surrounding properties.
  4. Analisys & Reporting: At the conclusion of these steps, or staff compiles the data and generates a written report which is delivered to our client—either by USPS Mail or Hand-Delivered.
